Retail Warehouse New Gas Warm Air Heaters

The Challenge

Major Retailer Fabb Furniture needed a new warehouse premises near to their head office in Peterbourgh, so a site was selected close to them that was in fair condition and in need of a refurbish and renewal to upgrade the building to a modern Standard. CK Services 1990 were called to carry out an intial site survey, which on inspection included an old hot water multi boiler system that was over 30 years old and convector heaters in the main factory which were very inefficient and would cost a fortune to run on gas and were well past working condition.

The Solution

Our solution was to disconnect the four old 120Kw floor mounted boilers, drain and disconnect from the gas supply and leave in position as they were built into a room which was covered with asbestos, meaning they could not be removed due to the cost of the building works as they were too large to go out through the boiler room door. It was a similar case with two additional office boilers – they were very old, located in an upstairs plant room and spare parts were obsolete.

The Result

CK Services 1990’s Andy smith and the project manager called at the site and the decision made was to go ahead with a complete warm air gas heater system for the factory and offices.. The design for the factory was to disconnect the old stack of boilers and leave them in the old boiler room, as removal was not required as they were located in an old plant room covered with asbestos, also the boilers installed did contain asbestos so the best solution was to leave them in place. A new design of a system was chosen of four Powrmatic LXF 120 (120Kw) warm air gas heaters which have modulating burners on them so they would ramp up when required and would be very efficient and kind to the environment on gas, as the building had a bad construction an asbestos roof and large heat losses, so gas had to be re-used as it was a far better system than any hybrid or electric heating system which would not cope during really cold days. A new stainless steel pressfit gas system was installed by our in-house staff to feed the new heaters from the new gas feed coming into the building which had been replaced due to a leak and the age of the pipe. The old floor mounted boilers for the offices were removed and replaced by two new Ideal combined system boilers fitted on a stand and included a plate to plate heat exchanger for added efficiency and low gas use as well as new radiators and control system. There were a couple of older Powrmatic Floor mounted heaters installed in another part of the building and as the heaters were to be reused, but needed repairs to the heat exchangers, our in-house engineers completed a full service on them and re-welded the heat exchangers saving the client considerable costs in replacing them. The whole system was completed by our well experienced team of in-house engineers. The system now works well and the client was very happy with the install.
